Average Median Income & Percentages

Set geographic data to set the foundation of the Income Calculator. 

AMI or Area Median Income is a figure determined by the Department of Housing and Urban Development (HUD) identifying the median incomes for different household sizes. For example, affordable and low-income housing developments set income requirements based on a percentage of the AMI. For instance, an affordable housing community may require a resident's income to be 60 percent or less of the area's median income (AMI).




Set or Modify the Average Median Income

  1. Log in to the platform.
  2. Scroll down to and click the Apps tab in the navigation menu, then click Income Calculator.
  3. The Income Calculator Details page opens.
  4. In the "AMI for a family of 4" field, enter the average median income for a family of four. 
  5. Click the Save button on the bottom right.

The AMI for a family of 4 should be the equivalent to the 100% AMI for your local area as defined by the Department of Housing and Urban Development (HUD).

This field only accepts a positive integer or number. Symbols, such as a dollar sign, comma separator, and decimal points are not accepted. Example: 120000 = $120,000.00



Set or Modify AMI Percentages

  1. Log in to the platform.
  2. Scroll down to and click the Apps tab in the navigation menu, then click Income Calculator.
  3. The Income Calculator Details page opens.
  4. Enter 3 AMI percentages. All three fields are required.
  5. Click the Save button on the bottom right.
Selecting the AMI values automatically updates the AMI header columns in the "AMI vs Household Size" section to be the same. All related formulas update to match the AMI percentages entered.

For companies wanting to pre-qualify market rate only leads, enter 100, 100, and 1,000 into the percentage fields. The 1,000 setting allows for all levels of higher income to be entered and not violate the AMI percentage income tiers which can disqualify a lead.
